FOR A SINGLE STOREY EXTENSION OR A LOFT CONVERSION ARE:

Feasibility Drawings Enquiry service is a stand alone introduction for designs, concepts and possible directions for a site or development. During this initial stage a maximum of two options will be covered. We will liaise with the local authority about your approved scheme, to understand the feasibilities  of gaining “Planning Permission” or a “Lawful Development Certificate” before the client decides to progress with the one or two storey extension, garage or loft conversion in London or beyond.  These drawings may also be used to gain approximate builders quotes for your extension or conversion.

This service includes the following:
  • 1. General Laser Measure Survey of Property.
  • 2. Produce Technical drawings of Existing Property.
  • 3. Produce Technical drawings of Proposed Scheme.
  • 4. Local Authority liaison about feasibility of the proposal.



  • Planning Submission

    Planning Submission service is the process of gaining Local Authority approval for the proposal for the one storey extension, two storey extension, garage conversion or loft conversion within London by either submitting a “Planning Application” or “Lawful Development Certificate”.

    This service includes the following:
  • 1. Produce Final Drawings for Submission.
  • 2. Produce Ordinance Survey Map & Location Plan.
  • 3. Complete Planning Application Forms
  • 4. Submission and Management of application to Local Authority (Agent Service).
  • In the unlikely event planning permission for your extension or conversion is refused resubmissions requiring very minor alterations such as “reducing an extension by 1m etc” will be free of charge. The above fees do not include the local authority fee.



    Building Regulation Submission

    Building Regulation Submission service is the process of gaining Local Authority approval for the proposal’s construction, whether you are planning on a two storey extension or loft conversion in London or beyond. Once the technical information in the form of specification and drawings are approved, these can then be handed to a competent contractor to commence works.

    This service includes the following:
  • 1. Meeting with Client to finalise Proposal.
  • 2. Produce Technical drawings and Specification for Local Authority Approval.
  • 3. Complete Building Control Application Forms.
  • 4. Submission and Management of application to Local Authority (Agent Service).
  • 5. Revisions until Local Authority Full Approval or Conditional Approval is given.
  • Other Works
Structural engineer’s calculations or S.A.P’s may be requested by local authority. These fees will be agreed with the client before works commence.
