New Build 2 x 4Bed House

The client an experienced local builder acquired the site inApril 2018 which has a small 2 bed chalet bungalow with the intention to either form a large 6 bed house to match the neighbours or form 2 x 2 bed bungalows. We reviewed the feasibility and advised that we could gain planning permission for a replacement 4 double bed house and form an additional 4 double bed house. We devised a strategy that allowed the client to build and sell the house first, to be able to finance the build of the 2nd house. During the first planning application, we had some negotiations with Castle Point Council and managed to gain planning permission. In less than 11 months we were able to gain planning permission and the client was able to build the replacement house and sell it off. They then sold the other plot to local developer for around 55% of the estimated house market value so they could move onto another much larger development which we are working on with them.
